Property and Asset Management Education

Property Managers and Asset Management Personnel can earn certifications and designations through BOMI and BOMA International programs hosted by Houston BOMA.

Certificate Programs

Property Administrator Certification (PAC)

  • If you are new to the commercial real estate industry or looking to upgrade your skills, this is the certificate to begin your journey toward a BOMI designation. The PAC educates property and facility managers on how to operate and maintain building systems and maximize building efficiency and cost-effectiveness.

Property Management Financial Proficiency Certificate (PMFP)

  • The PMFP Certificate is specifically designed for people who manage real estate assets. Whether you work for a building owner or a property management and financial analysis firm, the PMFP Certification will help you achieve the knowledge and recognition necessary in this fast-paced career. From improving overall efficiency to making confident investment decisions, this program provides the knowledge you need to properly manage your assets, add value to your portfolio, and contribute to the profitability of your company.

Designation Programs

Real Property Administrator (RPA)

  • The Real Property Administrator (RPA®) designation program serves the educational needs of both third-party property managers and corporate property managers. Courses leading to an RPA cover every aspect of property management, from the basics of building design, operation and maintenance, to the specialized areas of commercial property law and risk management, marketing and asset management. Through this program, property managers learn to maximize the net income of any property, be it one building or an entire portfolio.
  • To earn the RPA designation, you must complete seven mandatory courses, plus one elective course. Students do not have to take the courses in any specific order.

High-Performance Sustainable Buildings Designation (BOMI-HP)

  • The BOMI-HP® High Performance Sustainable Buildings Designation program provides real estate professionals with an in-depth understanding of how to define, initiate, pay for, complete, and obtain a return on investment for sustainable initiatives within all segments of a building or portfolio.

Annual Programs

Foundations of Real Estate Management

  • TREC-Approved: This class offers thirty (30) hours of TREC credit.
  • A soup-to-nuts, 7-module, 30-hour, entry-level course, covering the fundamentals of commercial real estate administration, management, building systems, accounting and reporting, contract management and more.

Managing Industrial Properties 101

  • TREC-Approved: This class offers eight (8) hours of TREC credit.
  • BOMA International's Managing Industrial Properties course covers the basics of industrial property management and is ideal for new property managers or experienced property managers who are new to industrial real estate. 

Building Operators and Engineers Education

Building Management Personnel can earn certifications and designations through BOMI and BOMA International programs hosted by the SEA School and Houston BOMA.

Certificate Programs

Building Systems Maintenance Certification (SMC)

  • The SMC program provides in-depth information on key building principles for professionals who operate and maintain multiple building systems. Participants will learn about the skills required for building operators and how to efficiently manage key building systems to create a productive and comfortable indoor environment, including an understanding of HVAC, plumbing, energy management, water treatment, and other building systems.

Building Energy Certificate (BEC)

  • The BEC program teaches professionals the necessary skills to enable the implementation of sustainability efforts in the built environment touching on key learning objectives in electrical systems, HVAC, air quality, water treatment, alarm systems, and energy management.

Designation Programs

Systems Maintenance Technician (SMT)

  • The Systems Maintenance Technician (SMT®) designation program provides today's building technicians with the skills that will help them stand out as top performers, the kind who can raise a building's efficiency while reducing operating costs. The SMT program covers every major building operating system, from HVAC to plumbing to electrical to overall control systems. The SMT designation includes five required courses specific to operating systems.

Systems Maintenance Administrator (SMA)

  • The Systems Maintenance Administrator (SMA®) program further distinguishes professionals with the advanced knowledge required to run a sound, efficient, cost-effective maintenance department. Building on the SMT designation with additional courses on administration, energy management, and environmental health and safety issues, the SMA program helps prepare maintenance professionals for a career in facilities management. To earn the SMA designation, you must complete all five SMT courses and three additional courses. Students do not have to take the courses in any specific order.

Building Engineering Management 101 (BEM 101)

  • Houston BOMA's Building Engineering Management 101 (BEM 101) is a three-part live, virtual course designed to provide building engineers with a comprehensive understanding of property management, regulatory compliance, risk mitigation, budgeting, and effective communication. The program enhances career development by exploring engineering best practices, real estate strategies, and customer service while emphasizing engineers' value within the industry. BEM 101 is accessible to engineers and includes practical tools and flexibility for busy professionals. Participants gain insights that advance their operational roles and support business objectives.
